How do you know if a radiator needs bleeding?
If the radiator is hot at the bottom and cold at the top it needs bleeding as the top of the radiator is full of gas/air and the heated water is is only heating the bottom of the rad. If you need to bleed your radiator, have a rag handy and only open the bleed point 1/4 of a turn. Keep the bleed key/screwdriver in place as once the air is dispelled water will come out under pressure. As soon as water comes out close the drain off and if you have a sealed sytem check the pressure guage is reading above 1bar.
Do you need a gas certificate to sell a house?
Not that I am aware of but it would be a good idea for a buyer to request one. It would give them knowledge of the state of the present gas supply, pipework and appliance and allow them to negotiate for gas work if it was required. Safety is everything with gas in your new house and how would you know if it is safe without a report from a Gas Safe Registered heating engineer?
What is checked within a gas safety check?
The gas supply, pipework and appliances are checked within a gas safety check. Flues and chimneys that gas appliances connect to are also inspected. Safety devices are tested and ventilation is examined where required. House owners can choose to have a gas safety check and purchasers looking to buy a house can sometimes request the current owner to provide a gas safety check form to highlight any issues/ prove the property is safe from gas defects. Let properties require an annual gas safety check which would include the landlords supply, appliances and flues but only a visual inspection of the tenants appliances. A gas safety check is different to a boiler or appliance service as it is a general inspection of all things relating to gas in the property and would usually be in the form of a report which could lead to further repairs.
