Hi, I am a Worcester Bosch accredited installer and depending on your hot water requirement I would recommend the Greenstar Highflow 440 or 550 for that size property, it has a water store of 15 litres and will provide a flow rate at the taps of 20 and 25 litres per minute depending on which model you choose, this will last at these high rates until the heat store is exhausted (usually enough for 2 consecutive showers) and then the boiler reverts to a high output combi boiler, either boiler should easily cope with the heating demand of that sized property. If you choose an accredited installer to install your new boiler they will be able to offer guarantee lengths of up to 10 years. if you think your hot water demand will be very high you may wish to consider hot water storage in a cylinder to suit the hot water demand you anticipate, and use either a Greenstar system or heat only boiler sized by your installer to suit the demand. Hello from Jonathan at Stroud Boilerworks. Whilst combi's are great for smaller properties we would recommend a system boiler or heat only boiler for a 4 - 5 bedroom house. A system boiler preforms better, is more modern and efficient; allowing more control but will probably need the rest of the "system" updating wheras a heat only boiler is a cheaper fit and can be fitted to replace a broken conventional boiler but doesn't really update your central heating/hot water.
