the cost of an Electrical Inspection Condition Report can vary dependant on afew main factors. In the domestic market homes tend to have 1 or 2 consumer units depending on the scale of the property and if it has economy 7 supplies. The quantity of circuits and consumer units will be the main factor in pricing up an EICR, the more circuits the more testing and information to gather. Additionally things like accessibility to wiring accessories like lights, sockets and switches can slow down or speed up testing time. As a rule we charge a minimum of £125.00 but we charge per circuit and per consumer unit. As an example a standard property with 1 consumer unit and 7 circuits would cost £220.00. Commercial premises are totally different an the prices will be based on consumer units and circuits but additionally operational limitations if there are things like computers or machinery that can't just be turned off for testing.

The cost of an electrical safety check or EICR depends on a few factors. The size of the property and the general condition of the electrical installation can make a difference. If the electrical installation is in a very poor state it takes longer to test as much of the time is spent identifying accessories and circuits, as well as recording more observations/recommendations. Prices also change region to region. Some companies price per circuit and may offer cheeper prices this way. At MRB Electrical (MRBE ltd) we assess each property on its own merits and price accordingly. Our first aim when completing these inspections/checks is to ensure your safety, this requires a deliberate and considered approach. In South Wales a typical 3 bed property will cost around £240 to £300+VAT. Small flats will be less. Commercial properties require a visit before an estimate could be provided. We carry out a wide range of EICRs from homes to large hotels, commercial office buildings and everything in between, and as a result have a wealth of knowledge and experience in providing very thorough and fairly priced EICRs.

The Electrical installation condition report costs range depending on the property , number of consumer units / distribution boards and circuit. I would allow £30 per board + £30 per circuit. This may be cheaper if a number of the circuit feed a single item/ appliance. You should always make sure the person carrying out the report is qualified and that they have access to sockets as they will need to remove them to check for signs of wear and damage to cable ,that terminals are tight and that there are no signs of over heating.

For most “average” properties with up to 10 circuits, we charge £200+VAT. Larger properties with more circuits, outbuildings or complications would be more. For commercial buildings we would usually apply a “per circuit cost” but this can vary depending on the amount of existing circuit identifications, previous information and records. Searching for unknown circuits can be very time consuming so would cost more than the normal amount. We would usually attend the site to assess how much work is likely to be involved in carrying out a thorough check, providing a quotation for the work.

My charge for an Electrical Installation Condition Report (EICR) depends on how long it takes. A thorough inspection of a three or four bedroom house takes me about a day so it's £160. This includes fixing any small problems that I find that can be sorted the same day. A small flat would be less and a large house with garden electrics would be a bit more. An electrical installation condition report or (EICR) as it’s commonly known cost. Can vary depending on the size of the property, the number of circuits and limitations. But as a general rule of thumb I charge £50 per consumer unit and then £25 per circuit. EG. A six way consumer unit would cost £200.
