Peter quoted far a challenging install of a HyperVolt charger on a detached garage. The check of the supply fuse was organised promptly so SSEN could complete a check before the install. I dug the trench and Peter installed a cable to feed the charger and a 13A socket for a granny charger. The charger was connected via a PowerLine adapter providing an Ethernet connection to remove the worry of a temperamental wireless connection. Overall, an excellent install completed with care.

About Keynston Services

Domestic electrician, working in the Andover area out to villages & towns within a 45 minute drive. Predominantly in North West Hampshire, but including areas of east Wiltshire and south Berkshire.

* Electric Vehicle (EV) Charge point installer (OLEV registered / Approved Installer).
* Rewiring, new or extended socket and lighting circuits, replacement electrical fittings and fixtures.
* New consumer units, retro-fit of surge protection (as required by Edition 18 of The IET Wiring Regulations (2018)), outdoor wiring.

All work is certified as complying with the latest Edition / Amendment to BS7671 (The IET Wiring Regulations); Minor Works Certificates or Electrical Installation Certificates are issued through NAPIT, and where required the work is notified to your Local Authority, as required under the Building Regulations (Part P).

* Inspection and Testing of electrical installations. Prior to house sale or purchase, or as part of a legally required landlord check.
* PAT testing, landlord checks for fixed electrical equipment (ovens & fridges etc), inter-tenant checks and replacement equipment.

Electrical Installation Condition Reports are issued through NAPIT, recording the condition of the installation plus and safety observations and recommendations for improvement. EICR with categories C1 or C2 observations will be UNSATISFACTORY and will require corrective / remedial work. EICR with category C3 observations will be SATISFACTORY but will include recommendations for improvements to bring older installations (perhaps installed under earlier editions of the Wiring Regulations) into compliance with the latest Edition / Amendment to The Wiring Regulations.

What is the best home EV charger in the UK?

The Zappi 2, which is a smart EV charger that meets the current OLEV government grant criteria, is an excellent bit of kit. it has MyEnergi hardware that avoids any requirement to install a safety earth spike. It can monitor the incoming supply by data cable wire or over wifi using a MyEnergi hub, and it can be connected to a MyEnergi EDDI device to monitor and divert alternative power supplies (e.g. solar PV) to either heat hot water or charge the EV. The latest PodPoint is another good choice that is OLEV approved too..

How often should periodic electrical inspections be carried out?

For a domestic property the guideline is <10 years ***. For rental property this may be less as per the shorter gas safe guidelines. But an electrician may set a lower recommendation depending upon the nature of the property, its use and the age of the installation. Scotland, Wales and NI already have additional requirements for rentals. From 2020 onwards rented properties in England will require an electrical safety certificate, once the new legidlation is passed ( The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020). *** but rarely observed!!!!!

Do I need to undertake an electrical safety check before buying a house?

No you do not, but compare the money measured in hundreds of thousands you are investing in the purchase with a few hundred pounds on having the electrical installation checked. It is too late after you have bought and moved in to discover blowing fuses, DIY bodged extensions, missing earthing and broken accessories (switches, sockets etc). Knowing in advance that the installation is sound provides peace of mind and will inform you about possibly adding sockets or lights. If your inspection report highlights expensive i3sues, dangerous wiring, or serious shortfalls in the installation then you are informed enough to either cost repairs (and challenge the seller over the price) or walk away before you buy a nightmare house. If you are buying to rent (in England) the new legislation coming into law this summer will require an electrical inspection certificate before you can even adveryise a property to rent and on change of occupancy (The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020)
