Do I need to undertake an electrical safety check before buying a house?
I could not recommend this highly enough. It is costly & stressful enough purchasing a property without finding out too late that it may need a full or partial rewire. A large domestic property we inspected had such a poor electrical installation that it required around £2000 of remedial works & upgrades. Fortunately the buyer had the EICR pre-purchase and managed to get the purchase price reduced by the said amount.
How much does an electrical safety check / electrical installation condition (EICR) report cost?
Cost for the Electrical Installation Condition Report will vary depending on premises. A typical purpose built flat will be around £160 for 6 circuits, for schools the cost will vary depending on number of circuits & site visit to determine all distribution boards & locations. Typically larger school inspections have ranged between £3000 & £5000.
How often should periodic electrical inspections be carried out?
As a guide, the maximum frequency would be 5 years for commercial & 10 years for domestic dwelling. Upon inspection, the inspector will use judgement and may often recommend its next inspection be less than this. Typically 1 to 5 years depending on use of the premises and test results.
