This really depends on several factors including how many bathrooms does the property have, what will be the hot water demand at peak usage, what is the incoming water pressure, what system is currently in the property. We would suggest seeking advise from a couple of local gas safe registered engineers to discuss what option would suit you best.

SDW Plumbing and Heating recommend an unvented cylinder and baxi system boiler for a house this size. Due to most houses this big having multiple hot water outlets, (main bathroom, en-suite, kitchen, downstairs toilet and sometimes utility room), a combi might not fulfil the hot water demands. Whereas an unvented cylinder would.

If house only had one bathroom a baxi 630 would work very well If house had two bathrooms we would consider a a mega flow cylinder and a baxi eco blue advanced 18kw The reason for the 2 options is a combi is designed for one bathroom applications and a unvented cylinder and boiler is the right product for the two bathroom application
