A Baxi boiler with an error code of e28 relates to a a flue thermistor sensor, the cause here would likely be a blocked flue or frozen condense drain pipe, you can check the drain pipe is clear and restart boiler but if not BoilerOne recommend you consult a gas safe registered engineer to diagnose the problem.

An E28 fault code could be a number of issues. Firstly and the most simple could be a frozen or blocked condensate pipe. Then of thats not the case the other likely issues could either be a faulty flue sensor, a blocked flue or pressure sensor switch. These things can be diagnosed and fixed by baxi for a set fee or diagnosed and fixed by gas safe registered engineer such as ourselves.

Hi, I’m Greg from Landlord & Homeowner Gas Services and I’m happy to answer this question for you. The E28 fault on a Baxi boiler is likely due to a fault with the flue gas temperature sensor The likely cause is an open or short circuit or an issue with the wire connecting the sensor and PCB Hope this helps Kind regards Greg Landlord & Homeowner Gas Services

An E28 error code may be a cause of a frozen condensate pipe. The boiler would have shut down to protect itself. If you follow the white pipe underneath your boiler - usually this goes out the wall to drain. If this is the case Baxi have uploaded videos on how to thaw a condensate pipe. If you are unsure please call a qualified engineer, and possibly look into making make alterations to the pipework to prevent future freezing.
