The frequency of the inspection and testing depends on the type of equipment and the property. In terms of PAT testing for landlords, we would suggest that PAT testing is carried out yearly or upon tenancy changeover. It is a legal requirement to ensure that all electrical equipment you provide in your properties is safe and properly maintained. PAT Testing yearly to identify faults before they are issues means happy landlords, and happy tenants!

PAT testing can be valid any where between 3-12 months this is all depending on what the appliances are and what environment they are used in. Appliances should be visually inspected before each use to see if there is any physical damage to the appliance. For example appliances used in a domestic property or commercial office would have a 12 months but appliances used in a factory would have 3-6 months as they are more like to get damaged

The duration of validation of an appliance test is determined by a risk assessment. Where is the appliance located. Is it moved a lot. Is it a damp environment. How often is the appliance used. These and other factors will dictate how often testing is required. Regular testing can help to find faults on appliances before they become an issue. Just the other day I was testing an oven and determined that the element was ready to fail. On reporting this the user had noted things were taking a bit longer to cook and it saved them down time while the appliance would have eventually broke down.

PAT Testing has different time frames for different environments, most people or company policy’s are that the requirements are every 12 months unless it’s required that the testing carried out before the 12 months period. Some items need to be tested before use contact your local electrician or PAT testers for a quote
