Rewiring a 3 bedroom house in London area would cost from £3500-£4000 standard. Kitchen, sockets, lighting some spots in kitchen/bathroom. But if you are adding extra spots in each room could go up £500-£1000. If included at data points & Tv points £300-£100. Fancy face plates for the whole property £200-£400. The cost can go up & up. This is for a empty property, because occupied property would be more due to more time spent on the job or more people on site.

The price for a 2/3 bed house normally starts at around the £2000 mark for a basic spec, but for a higher end finish, ie. metal accessories, led spotlights throughout, smart systems etc. The price will increase. Also if the property is empty it keep costs down, as there won’t be as much time wasted moving furniture etc and having to make sure power is left on overnight.

The cost of a rewire all depends on how many sockets you require, how many light fittings you require and weather you want an electric shower fitting. Also to consider is any outside security lights that need replacing. The cost for a 2-3 bed house would depend on the above. We usually charge between £2000 - £3000 depending on what you require.

We charge in the region of £3000+ vat for this sort of property. This can be higher if you want to add spotlights, extra sockets, TV's Data points and other additional items. The kitchen alone can really increase the cost of a job as it normally includes a lot of electrical items so bear this in mind when looking for quotes.

The type and amount of accessories will dictate the price and the type of consumer unit. I.e. a split load consumer unit without a surge protection device would be the cheapest option but not always the best. A consumer unit with rcbo’s would be slightly more expensive but would give you less problems in the event of a fault. They work the same as an RCD but are individual to each circuit. In South Wales a good rule of thumb is £1000 per bedroom.

The price of a rewire can vary depending on the specifications from the client, eg do they only require a pendent and three sockets in each room or are they after spotlights or smart interaction. As a general rule of thumb I charge £60 per point for sockets, lights etc and then £350 for a consumer unit with all the certificates. Any special locations like the kitchen I would price depending on the specifications and demand of the appliances eg range cooker or under cabinet oven etc.
